About Christchurch Park

Christchurch Park was the town's first designated public park and lies right in the heart of Ipswich.  It opened at the end of the 19th century and comprises of more than 33 hectares of scenic grounds.  It has become one of the most sought after areas to live in Ipswich and like any area of its sort, its boundaries, whilst fiercely protected, keep growing.

Strictly speaking, the area referred to as Christchurch Park should be only those few roads around the periphery of the park. That said, other roads within the vicinity are equally highly sought after and have become included under the Christchurch Park umbrella.

This highly prized and affluent area features stunning housing of the very highest calibre. Predominately Victorian/Edwardian in construction, the majority of the property in the area remains as it was at the beginning of the last century, though many properties have been the subject of timely and sympathetic improvement.

In recent times, development has been allowed in the area but this has been strictly monitored and previous planning councils have erred on the side of caution before granting development permission. This has resulted in very few examples of infill building, allowing the area to maintain its character and charm.

About IP4

The IP4 postcode, which includes Christchurch Park, is probably the most sought after postal address in town. Within easy access of the centre, this is a favoured location for all those working in the town itself and for many working at the British Telecom installation at Martlesham Heath. This is due to the regular 24 hour bus link, “Superoute 66”, which serves the facility.

One of the reasons for its popularity is that the IP4 postcode contains a huge variety of homes of varying size and age. From the large period properties of Christchurch Park, through to semi-detached houses and smaller terraces of the same era, there is a good range of accommodation here suiting families, couples and house shares. It is also the catchment postcode for Northgate School, which is highly sought after by parents.

Looser planning controls in this wider area have allowed building to go on through the decades. This has resulted in an array of properties of varying styles dating from the turn of the century through to the present day.  Consequently, this has led to a great deal of choice, in terms of design and construction technique.
